Abstract: In real estate market of China, risk management is vital for foreign investors since this market is a newly developed market with risks and uncertainties. Investors must consider the existence of risks before they enter this market. The procedures of risk management consist of risk identification, risk analysis, risk evaluation, risk response and risk control under internal and external environment. Through the interview with four real estate companies set up in China by a listed company of Hong Kong, the methods to identify, analyze and control risks are summarized. This project focuses on the application of both qualitative and quantitative methods for risk management. It includes the topics of risks in market, the nature of real estate market, study of existing market with four companies located in Shenzhen, Shanghai, Guangzhou and Xiamen. The main conclusions are macro and micro considerations as the techniques for a mechanism of risk management to reduce the risks resulted from the effects of internal and external environment. These considerations consists of techniques related to social relationship, legal system, political climate, economic change, competition, corporate objectives, financial arrangement, management skills, marketing strategies, technical support and insurance policies. Finally, recommendation provides essential points for foreign investors to reduce risks and maximize reward in this potential market.
