Abstract: Building is one of the valuable assets of an organization. However, to retain the value and enable the building to continue to efficiently perform the functions for which it was designed are much depended on effective maintenance. The effectiveness and efficiency of deploying the resources on the maintenance are relied on the maintenance management especially in the situation that the resources are being cut down due to economic recession. Normally, the tertiary institutions in Hong Kong have a functional department within their organizations to take care the property and the expenditure for maintenance is supported by the tax payers. Therefore, the maintenance management applied is a crucial key to success on effective use of resources. This research aims to explore the maintenance management applied by the maintenance department of the tertiary institutions on the following four aspects: i) The organization of the maintenance department; ii) Strategy and Planning; iii) Execution of maintenance works; iv) Application of information technology in the department; in order to testify whether similar strategy and arrangement on maintenance management are being deployed amongst the tertiary institutions as well as to reveal the general practice on the application of maintenance management. As a conclusion, the followings are found in this research: i) Although the size of the organization is different, the structure of the maintenance department amongst the institutions are quite similar; ii) Safety is the primary concern and also is first priority in formulating the maintenance strategy and planning; iii) The maintenance works are executed by both resources of direct labour and contractors; and iv) Although the departments are equipped with computers and is commonly used by the organization, the handling of information and maintenance planning are still not fully computerized.
