Abstract: The author has been working for the engineering maintenance department of a local engineering company for the past few years. The author has some experience in handling building services maintenance contract in Hong Kong and found that building services maintenance used to be of less concern to the building management. The general philosophy of maintenance in Hong Kong is quite passive. In fact, it is mostly breakdown repair rather than maintaining the equipment so that it operates in a proper condition. The quality of maintenance service is improving progressively. With the increase of community awareness on how the building services maintenance affects living, building management is forced to pay more attention to the maintenance business. The author wonders if Computerized Maintenance Management System (CMMS) could be helpful in raising the profile and quality of maintenance services. In fact, is CMMS really helpful? If not, what substitute for CMMS? In this report, the author will carry out a case study of CMMS and discuss the advantages, disadvantages and limitations of CMMS.
