dcterms.abstractVillage within City (ViC) is one of the outcomes of the rapid urbanization in China. Presently, except from a small number of areas, the ViC phenomenon exists in the majority of cities in varying degrees. The existence of ViC does not only bring negative impact to the landscape of cities and living environment of villagers, but also is a challenge for urban management. Meanwhile, for the precious land resource of city, Village within City cannot give full play to land value which results in low land use efficiency and wastage of resources. Solving the problems of ViC is the important task for governments at all levels. However, it is not easy to improve the ViC. Villagers who are possessing scarce resources in city, like land and property, can let them in order to acquire the fixed income. Therefore, the main projects for the transformation of ViC require proper resettlements and compensations for villagers, otherwise, villagers have not high enthusiasm for reforming it. However, the financial ability which supports the whole transformation project for the government should not be starry-eyed. If the projects are in the hand of developers. they would fix their sights on maximizing profit, instead of ensuring the public benefits of whole society. Due to the above twiddly conflicts, the progress of ViC's transformation is slow. Recently, there are many literatures focusing on transformation of village within the city from the theory perspective while few studies can be used in the practice directly. So this article combines theory with practice by taking Pazhou village in Guangzhou as an example, this project will be conducted by the cooperation between government and developers. It devotes into exploiting the operational transformation mode and approach of village within the city, aiming at offering the measures for transforming Guangzhou's villages within the city and references for other cities. During studying the project, this article addresses an analysis on the comparisons of different transformation modes through summarizing previous study on ViC transfonnation. The experiences of urban renewal in Hong Kong will be put forward as a reference for the reproduction of ViC. Subsequent to this, Smart Growth theory is chosen to instruct the reconstruction of ViC in this article. For the Pazhou village project, it would focus on the pre-planning stage in the resettlement zone for villagers. Due to the specialty of this project, compared with other general real estate development, the project should balance the interests of the three parties, namely the villagers, developers and government. According to above information, it can generate a comprehensive plan for the reformation of Pazhou village to achieve sustainable development.en_US
