An analysis of an university facilities maintenanceen_US
Facility maintenance is essential and a great challenge to prevent the disruption of normal operation. In recent years, property management realized the importance of facilities to their service quality and productivity. And among many types of building, educational buildings such as university usually has a large amount of land space and include more than one building. Furthermore, the buildings are for different purposes, some are sports, lecture room, canteen, library or office. Thus, managing the facilities in the university would be on a whole different level than just an individual building. Quantitative research method would be adopted to collect empirical data for the facilities maintenance in the buildings of the university campus. The data was retrieved from the university's computerized maintenance management system for further analyzing. Results have identified that each month had an approximate maintenance work orders share of 8% to 9%. The Electrical facilities trade contributes most to the amount of maintenance work orders. Outdoor air temperature has shown to correlate with the number of Air-conditioning maintenance work requests and maintenance work orders is correlated with the gross floor area. Builder's work has longest in the average downtime. Lighting equipment is the main factor contributing to the large quantity of maintenance work orders. Lastly, the maintenance performance concludes and reflects the potential of further research.en_US
