Abstract: Hong Kong is one of the most densely populated regions in the world. And it is the world's commercial and financial, shipping and transportation hub. Its urban development is also one of the more successful regions in the world. Over the years, Hong Kong has been studied many times as a successful case of transit-oriented development, and a unique real estate model of 'Rail+Prop' has emerged under this urban development model. The residential environment under this development mode has unique characteristics, such as the architectural style of integrating life, commerce, and office, and the 15min walking distance from the transportation hub.
In Hong Kong, TOD urban development has also begun to, directly and indirectly, affect the purchase behavior, purchase intention, and purchase type of Hong Kong residents. This paper will analyze people's Thoughts on the housing market under the development of TOD city in Hong Kong using a questionnaire and TPB psychological model. Factor analysis and quadratic logistic regression analysis will be used as the means of data analysis. After obtaining the specific factors affecting the purchase intention of Hong Kong residents, this paper will discuss the factors influencing people's motivation to buy real estate in the urban context of transit-oriented development in Hong Kong, and put forward some development suggestions
