dcterms.abstract | In the past decade, China's urbanization rate of permanent residents has increased by an average of 1.39% annually; it exceeded 60% for the first time in 2019 and rose to 63.89% in 2020, especially in first-tier cities, where the urbanization rate was above 85%. China's urban development system has moved from single-focus to multi-focus, and metropolitan areas and city clusters will become essential engines for the overall growth of major cities in China. Urban renewal, with the accelerating urbanization in China, has become an important means to promote the comprehensive development of cities. The renewal projects are mainly divided into industry-oriented, commercial-oriented and residential-oriented projects. In the planning stage, what kind of project to build is a question that governments and investors generally care about. Therefore, this paper evaluates the comprehensive benefits of three main types of urban renewal projects. This is of theoretical and practical significance for developing specific types of renewal projects according to local conditions and promoting sustainable urban development. | en_US |

In Chinese and international studies, there is almost no classification of urban renewal projects by project type or calculation of their benefits. The core issue of this study is to establish the comprehensive benefit evaluation models for different types of renewal projects. By these models, policy makers and investors can determine the comprehensive benefit value of the proposed project through questionnaire user satisfaction survey in the planning stage, so as to choose the renewal project that is more in line with regional development. | en_US |
dcterms.abstract | This study explains the process of establishing comprehensive benefit evaluation models for the three types of renewal projects, uses the factor method to design the value evaluation system of industrial, commercial and residential renewal projects, adopts the research method of literature review and analyzes the questionnaire survey data, and calculates the combination benefit and development benefit of three leading types of projects. Then the main factors affecting the evaluation system are extracted by factor analysis method, which shapes the structures of the evaluation system for the three types of renewal projects.
