dcterms.abstractThe operation and maintenance (O&M) of air-conditioning systems in government buildings account for a significant proportion of facility management costs due to their large scale and complexity. Effective cost estimation, commonly referred to as Pre-Tender Estimates (PTE), is essential to ensure the financial viability of contracts. However, the factors influencing maintenance costs and system performance remain insufficiently understood, leading to challenges in cost optimization and system reliability. This study investigated how plant capacity, equipment age, manpower distribution, and equipment type influence maintenance costs. The aim was to benchmark these costs and identify key drivers to assist in improving cost estimation and maintenance strategies.en_US
dcterms.abstractA document analysis method was used to collect data on O&M costs, contract specifications, and O&M records. Statistical techniques, including correlation and regression analysis applied to uncover relationships between the variables. Government buildings had significantly higher maintenance costs than residential and commercial buildings. Maintenance costs followed a bell- shaped pattern over the lifespan of the plant. Equipment such as chillers and cooling towers were identified as the most expensive to maintain Computer Room Air Conditioners, Fan Coil Units, and Air Handling Units required the most frequent maintenance.en_US
