Abstract: The advent of Industry 4.0 has led to rapid advancements in technologies and products within the engineering sector. The general public has higher expectations in every aspect related to high-tech. However, the adoption of new technologies and automation in the construction industry is lower than other industries, like manufacturing. Thus, building management systems (BMS) or building automation is a trend in future building projects. BMS can provide plenty of different information about the building, such as the status of different devices or equipment in a single workstation. It is beneficial to the operation and maintenance. However, the development of BMS projects, especially for mega-sized buildings, has met challenges and difficulties. It may cause the BMS not to achieve the designed performance and function. Also, not much research is about the challenges and possible solutions for the development of BMS. Thus, the research gap is clear.
There are two objectives of this paper. The first is to identify the challenges while developing BMS. The second is to find the possible solutions. To achieve objectives, two methods were adopted. A set of interviews with the professionals and questionnaires were conducted. To have the required data for further analysis and discussion.
Different challenges and their influence on BMS development were identified, such as "BMS Devices Interoperability Issue" and "Poor Coordination Between BMS and Other Contractors" are the highest influence challenges. Some possible solutions for overcoming the challenges were proposed under the discussion section.
