| dcterms.abstract | This study employs a multi-stage methodological framework to achieve seven research objectives. To fulfil the first objective, a scientometric analysis and qualitative literature review were conducted to examine existing research on performance assessment in residential building renovation. This revealed a critical research gap: prior studies had largely overlooked homeowner priorities in residential renovation. In achieving the second objective, a combination of systematic literature review and expert interviews identified 33 potential performance indicators relevant to homeowners in housing renovation contexts. The fulfillment of the third objective involved a questionnaire survey to gather data on homeowners' demographic and socioeconomic characteristics, as well as their perceptions regarding the importance of the performance indicators. This survey identified 24 key performance indicators. Among these indicators, "building lifespan", "seismic resistance capability" and "gas pipeline quality" emerged as the most critical. In fulfilling the fourth objective, factor analysis was employed to categorize the 24 indicators into six clusters: (1) safety and health, (2) indoor comfort, (3) facility and infrastructure, (4) environmental protection and living environment, (5) structure and planning, and (6) social and sustainability. Using fuzzy synthetic evaluation, the fifth objective developed an index model, with the weightings of indicators and clusters, membership functions, and criticality indices determined. | en_US |
| dcterms.abstract | In delivering the sixth objective, the variations in the importance rating of the 33 performance indicators among different demographic and socioeconomic groups were analyzed using mean ranking analysis, intraclass correlation coefficients, and Kruskal-Wallis tests with post-hoc Dunn's test. The findings reveal that, overall, the mean importance ratings of the performance indicators are consistent across different demographic and socioeconomic subgroups, and "building lifespan" was rated by most subgroups as the most important indicator. Nevertheless, significant variations in the perceived importance of several indicators existed among different subgroups: men prioritize prestige and status more than women; the elderly place greater importance on both indoor natural daylighting and public lighting; homeowners with secondary education levels show stronger preferences for acoustic comfort than less-educated counterparts; lower-income residents value green and social spaces more; small families are more concerned with residential density; and homeowners with shorter residence care more about fire safety. The underlying reasons for these variations were further examined through in-depth interviews. In achieving the final objective, the study analyzed the renovation policy transitions and synthesized these findings into practical policy implications and strategies for residential renovation. | en_US |
