| dcterms.abstract | Hospitals, by their very nature, are expected to be places of safety. Safety is essential to good patient care, employee welfare and good public relations. The hospital shall be maintained and operated in a manner that provides a safe environment for the above personnel. Maintaining high maintenance standards in the health care industry helps minimize risk potentials caused by equipment or systems malfunction during normal or emergency situations, which in turn enhance provision of a safe environment. Planned preventive maintenance plays an important part in an effective maintenance strategy. However, it can be a very costly investment if extensive. Worse still, the problems that hospitals face today are becoming more transparent, higher public expectations, and stringent budget. Given this budget constraint, it will never be possible or cost effective to eliminate all risks of failure by implementing extensive planned preventive maintenance. Under the influence of the volatile operating environment, the health care industry is bound to initiate changes. Sharper focus is put on quality patient care and effective use of resources. Health care managers must therefore continuously re-evaluate their facilities management strategies to enable provision of a quality patient care and cost-effective delivery of service. However, the majority of facility managers are generalists. The facilities management is quite a new profession and serious discipline. Future development relies upon good quality academic as well as applied-based research (Akhlaghi, 1997). This research therefore aims at examining the role of facilities managers in this dynamic business world and identifying a cost-effective maintenance strategy for hospitals. It is hoped that it could provide an effective guide to existing practitioners and assist them to better cope with changes. A literature review had been conducted on the changes in the facilities management profession as well as arising new maintenance strategies or theories in these few years. Also, a case study was made in a specialist hospital in Hong Kong to verify the drawn up maintenance decision-making model. | en_US |
