dcterms.abstractThe results from previous studies indicate that refurbishment work is more difficult to manage than new build work especially in area of cost control. High risk and uncertainty associated with refurbishment works make cost control very difficult. Variation to designs is also difficult to avoid due to the scope and extent of work that cannot be fully established at the time of refurbishment work commencement. As a result, claims and disputes are usually encountered by consultant/project team. Cost overrun is usually occurred in refurbishment project. In this research, its aims is to identify which management skill/knowledge could improve the cost control in refurbishment work. The findings would give an insight into significance of which management skill/knowledge influencing cost performance of refurbishment work. The results of this research can be used by client project management team or consultant as a reference for the refurbishment management in the area of cost control. Detailed studies of 20 refurbishment projects were undertaken in Hong Kong. The projects were commenced from 1996 to 2001 and were completed by the end of 2001. Cost performance ratio (CPR) was calculated for each sample project as its cost performance indicator. To find out the correlation between the CPR and the management skill/knowledge, the CPR data as dependent variable were tested against the management skill/knowledge as independent variable by One-way Analysis of Variance Test (ANOVA). According to the statistical analysis results, there were significant correlation between the cost performance of refurbishment work and the management skill/knowledge of planning, organizing and executing process. There was no significant correlation between the cost performance of refurbishment work and management skill/knowledge of leading process. The six important management skill/knowledge in descending order of significance are "decision making, forecast and planning, communication, analysis of project risks/uncertainty, procurement strategy, costing and estimating".en_US
