dcterms.abstractFire services installations prescribed in regulations are essential provisions for a building construction. Delay in the completion of such systems would delay the completion date of the whole project. The time management of the fire services installation is closely related to the contracting procedures. Understanding various activities at different stage of a fire services installation contract are important to mitigate the risk of delay and reduce the cost for variations. The fire services installation contracting procedure for typical fire services installation was reviewed. The impact of existing regulations to the contracting procedure was investigated. This research is to review the different stages of works for a typical fire service installation contract from tender stage to handover stage, including a time frame of various statutory submissions to various local authorities at different stages of a project. This research also addressed the conflicts and problems arose by the impact of existing regulation. Four typical projects of fire services installation in private sectors and public sectors were selected to review the contracting schedules. The required statutory submission at different stages and impacts of the regulations to the contracting procedures were investigated. The problems and conflicts encountered in the two sectors were identified. Findings between the two sector projects in term of contracting procedure, cost and cash flow, construction problems and conflicts are reported in this research. This research can provide sufficient information for a project planner to schedule the main tasks who is not familiar with fire services installation or who is not working in the fire services industries.en_US
