Abstract: The importance of maintenance management strategies to the owners of buildings is being outlined in this paper. Such importance is of added prominence for prestigious commercial complexes. A case study is hereby carried out to scrutinize the maintenance management practices being adopted by a renowned property development and management company. With the findings, it is expected that key factors that are crucial in formulating maintenance strategies and the shortcomings of the current practices being used by the company can be identified. Hence, suggestions on system improvements can be recommended. The findings connote that emphasis of technical Managers id on technical issues rather than on cost. With the absence of a lucid mission statement, the required maintenance standard is unclear. As such, there is also a lack of a mechanism designed to monitor the planning and execution processes. It is therefore recommended that goals and objectives of the organization need to be clearly defined and be disseminated to all levels within the organization. At the same time, proper procedures need to be developed to audit and measure maintenance performance. Policies devised will need to be constantly updated so as to stay abreast with the ever-changing environment.
