| dcterms.abstract | Risk management in public shopping centre is becoming increasingly important as operators start to be aware of the consequence of crisis in their shopping centre. These include not only human suffering but also the risk of legal liabilities and financial loss. The objective of this study was to analyse the current risk management approach of the Housing Department toward it's shopping centres and to identify those risk fundamental factors which could best serve the Housing Department's risk control procedures. The research used structured interviews with eight practitioners in the shopping centre sector. These were selected from various operational positions from both within the private sector and the Housing Department. A cross comparison was made between the research findings in order to identify typical risks in shopping centres and to evaluate the performance standard of the government shopping centres. In addition, the risk management process of government shopping centres were examined in order to cope with changing environmental demand. The findings indicate that protecting people from injury was the most important risk consideration. Interruption in the building services systems, fire, security and renovation were also identified as having significant effects on the business continuity of the centre. It was also found that risk awareness in government shopping centre was poor when compared with the private sector. This illustrates the rigidity and time-consuming processes characterized by a bureaucratic management structure when dealing with shopping centre risk. The dissertation concludes by suggesting ways for enhancing risk management through the implementation of a proper risk management programme. | en_US |
