| Abstract: | The aim of this dissertation is to study the selection, implementation and the use of a computerized maintenance management system by carrying out a case study in Hongkong Land Ltd., a Grade A Office Owner and Manager. There are four main objectives in this research: 1.To find out why computerize the maintenance function in Hongkong Land. 2.To examine the selection criteria and process of a computerized maintenance management system for Hongkong Land Ltd. 3.Examine the positive changes in the maintenance management process on implementation of the computerized maintenance management system. 4.To find out the benefits and difficulties experienced on implementation of the computerized maintenance management system in the pilot building - Jardine House. Case Study Method was chosen for this research and Hongkong Land Ltd. was selected for investigation. The subject case, Hongkong Land Ltd., is considered as unique with respect to its background, its position and leadership in the supply and management of Grade A office in Central and the challenge being faced as a result of new developments in the area. Documents review and interviews are the two methods used for data collection. It was found through document review that the change of business environment, reduction of cost pressure, improvement on service standards and realization of other benefits of computerization were the four main reasons of the decision of Hongkong Land Ltd. to implement a Computerized Maintenance Management System. The process of drawing up the criteria for selection of the CMMS and the selection process were examined and compared with the CMMS Implementation Cycle suggested by Reichart (1992). The result of the comparison suggests that some suggested steps were not evident or missing in the Hongkong Land case which might have caused the difficulties encountered during the implementation in Jardine House. Through structured interviews with the users of the CMMS, positive changes were reported by majority of users in 19 out of 38 maintenance management work processes. Various aspects of benefits and difficulties were also identified and reported. |
