dcterms.abstractBeginning from the late 1998, new high-tech companies started to spring up overnight in the territories. Such move generated an upsurge in the demand for good quality industrial premises for use as data centres. However, within two years time, a large number of these high-tech names no longer exist which result in an over supply of data centre facilities and hence a reduced demand for industrial buildings. In this study, the author would like to examine the feasibility of utilising industrial buildings as data centres and to explore whether there is still a future demand for the data centre facilities, taking into account of the recent turmoil in the telecommunication sector. An industrial building situated at Quarry Bay was selected as a Case Study to verify the feasibility of convening industrial premises into data centre uses. In addition, the case also reveals how the property management company reacted to keep the under-utilised industrial property into its best way in a burgeoning telecommunication economy. Semi-structured interviews with five data centre operators and questionnaire surveys covering a wide range of companies were also conducted with an aim to explore the future demand for the data centre facilities and hence its implied demand for industrial properties.en_US
