Abstract: The purposes of this study were to identify the significant factors influencing the decision making process of building services maintenance, and to investigate the current strategies adopted by the maintenance professionals to maintain grade A office buildings. According to the initial study of literature and the information gathered from the discussions with three maintenance person-in-charge of prestige office buildings, a questionnaire was generated for information collection. A survey was conducted among the maintenance personnel of 29 property management companies which are managing 60 percent of the grade A office buildings of Hong Kong. 13 companies which represented a response rate of 45 percent had replied with answers and comments. Based on the analysis of the findings, factors which had significantly affected maintenance decisions were identified. Also it is found that the majority of maintenance professionals were using maintenance strategies with different kind of maintenance methods. These maintenance methods include planned preventive and corrective maintenance, conditioned based maintenance, break down maintenance, and etc. The combination of these methods varied among companies but the resources allocated to each type of maintenance method fell with certain ranges. These limits were fine tuned by the author based on the discussion with the maintenance professionals. A simplified combination of different maintenance methods was worked out. As this combination of the maintenance strategies which adopted by most of the maintenance personal in reality, it is recommended that the facility managers may take this as a model that helps them to determine their maintenance strategies in future.
