| Abstract: | As quick pace of our society and rapid development of urban construction, on the one hand, there exist numerous urban problems as deteriorating living conditions in down town; on the other hand, a large number of historic heritages are increasingly threatened with destruction by traditional decay. Based on the current situation. the preservation and revitalization of historic urban quarter is turned to be a tendency nowadays. In order to find out whether the historic urban quarter is worth to be revitalized; what factors should be taken into consideration during the revitalization and how to balance the redevelopment type to maximize the effectiveness of urban renewal; in my research, I set three objectives which are 1) Implement a SWOT analysis to determine whether the area has a value to be revitalized; 2) Develop a criteria system to evaluate the effectiveness of revitalization; 3) Establish a multi-functional development strategy. Through comprehensive literature review, I identify the definition of historic urban quarter and the concept of revitalization. Then, the common problems still unresolved during revitalization as well as comprehensive factors affecting the redevelopment are stated. As to learn successful experiences from overseas and mainland China, the strategies they adopt are also reviewed. With regard to my objectives, I adopted three main research methods to resolve the problems. In Chapter 4, I investigated on-site to identify the historic buildings, obsolescence, economic dynamics, government policies and compensation problems. Then a SWOT matrix is applied to analyze the potential of revitalizing Nanhu area. After determining the value, in Chapter 5, I find out the critical factors to assess the effectiveness of revitalization by reviewing literature and relevant references, mainly focusing on economic, social and cultural sustainability. Based on the current situation and features of Nanhu area, three redevelopment plans are proposed in Chapter 6. In order to maximize the effectiveness of revitalization by balancing the three types, In Chapter 7, I invited five experts and let them give their own opinions; then I established a multi-functional development strategy by implement AHP method. The established model including SWOT-analysis, criteria assessment system and multi-functional development strategy can be applied revitalization projects of many other similar areas. This research not only has practical applications, but also useful in terms of academic value. Although there are abundant papers studying the revitalization of historic urban quarter, there are few attempts to develop a multi-functional development model to identity their redevelopment plan. Therefore, the findings of this research can fulfill this gap. |
