| Abstract: | 在中国经济型连锁酒店行业蓬勃发展的今天，大量经济型连锁酒店品牌开始迅速扩张，试图以绝对数量换取利润，但盲目的投入不一定达到预期的产出， 使得投资者纷纷驻足观望、犹豫不决，导致行业发展的不稳定。经济型连锁酒 店的开发选址工作更是成为这个行业中的发展瓶颈，其中尤以开发选址工作中 对物业项目的合理评估为难题。 因此，如果经济型连锁酒店能解决好选址评估的问题，就有更大把握找寻 到符合未来经营预期的物业选址，一定程度上可以解决经济型酒店可靠稳定经 营的问题。本文笔者主要通过对经济型连锁酒店选址影响因素的研究，细分各 个要素，通过分发住客问卷的形式，来收集信息。在经过系统的SPSS分析之后， 结合笔者对专家访问的实际工作经验，以及大量的文献资料，权衡各个要素所 占比重，建立一个量化模型用以评估物业选址。籍以该评测模型给经济型连锁 酒店开发工作提供一定的实际工作依据。 |
