dcterms.abstractHong Kong, being an international city, attracts millions of tourists a11 over the world. Accommodation is one of the key concerns when the tourists come to Hong Kong. Therefore, the performance of the hotels would directly affect the image of Hong Kong. It is known that the performance of the hotel is related to several factors including guests/customer services, food quality and the comfortable level of the guest rooms. But the performance of building services equipment is another important issue that is usua11y being neglected. To ensure the performance of these service equipment, the art of maintenance in a hotel is worth studying. An esteemed local hotel was agreed to be the study target of this dissertation. The main objectives of this study are to analyze the performance of the services equipment and the maintenance staff of the hotel and factors that would affect the performance. After some studies, it is discovered that performance of the service equipment is related to both internal factors (e.g. operation nature and environment, maintenance strategies applied) and external environment (e.g. occupancy rate and outdoor temperatures) while the performance of the maintenance staff is subject to the interpretations of different performance indication methods. At the same time, it is found that the manpower utilization rate varies among different trades and grades of different levels of staffs since the nature of works they need to handle are different. Moreover, with different types of services equipment and different kind of maintenance strategy applied, the time arrangement for different service trades are different. Further efforts have been spent to study the correlation between maintenance strategies adopted in the hotel. Deviated from the excepted result, the effort spent on preventive maintenance does not show direct effects to the reduction of corrective maintenance time.en_US
