Abstract: This research analyzes the influence of different kinds of house attributes on the house price in Hong Kong. Ahedonic price model is applied using house transaction data collected during the 2011. The house attributes are classified into four categories: first is physical environment factors (air quality, noise pollution and water quality) and second is social environment factors (crime rate, income level), third is structure attributes (house age) and the last one is location attributes (accessibility to MTR, school, hospital). Two methods: ordinary least square (OLS) estimator and robust regression are utilized in result analysis and compared with each. The robust regression shows stronger performance. The results demonstrate that the environmental quality has a strong influence on house price, the accessibility to hospital and noise pollution don't show significant influence on house price.
