Abstract: With rapid urbanization and limited resources of land, modern architectures have developed into a new stage of diversification and competition. Traditional models of real estate development can neither satisfy people's demanding requirements nor adapt itself to the rapid development of market in this field. However, development of composite real estate has already changed our previous perceptions on buildings. This trend of development has become the representative of efficient intensification. This dissertation introduces the history of composite development at home and abroad and presents some successful models of composite development. Research objective of the dissertation is to explore a vigorous model of function positioning of composite development. Based on relevant studies, data collection and research methodologies, the author has realized that research on composite development is limited in China; although there are some papers studying the composite development, few attempts are made to develop a systematic method in the stage of positioning. Study and experience are wanted in terms of positioning the function of composite development. In addition, improvement needs to be made regarding Analytic Hierarchy Process and Fuzzy Comprehensive Evaluation Method in function positioning of Chinese composite development. With the knowledge of composite real estate's background, function synthesizing and development characteristics in China, the dissertation illustrates positioning method of composite projects according to Analytic Hierarchy Process, Questionnaire Survey and Fuzzy Comprehensive Evaluation Method combined with Interview and at last assesses the case study of a project in Wuxi with detailed information. The study is not merely of academic value, but also of practical value because it is aimed at giving suggestions and clues for the positioning of highly efficient development in the future-- to add vitality to the composite development. This dissertation consists of six chapters: The opening chapter is an introduction to the concept of composite buildings, its definition, classification, etc.; Chapter two is a general review of the research on the subject matter from three aspects of Mixed-use, composite development, and methodologies; Chapter three presents the models of Function positioning; Chapter four mainly focuses on the methodologies and their applications of function positioning of composite buildings; the following chapters expounds the operation management and problems in Chinese composite development.
