|Abstract:||Sustainability has been attracting increasing attention cross modern society for every aspect; the concept also is implemented in urban planning and urban renewal. The key factor of sustainability is to keep the functional society in balance, which means to balance economic, finance, law, community, environment aspect. Historic building revitalization is comprehensive procedure to inject dynamic into old house, including architecture redesign, structure transformation, landscape preservation, building construction management, maintenance planning, operation management, and the crucial part is to embrace the whole surrounding rather than concentrating on single building. After revitalization accomplishment, it attracts local residents and foreign visitors, helps to reconnect neighbor relationship, and improves the community culture and economic environment. The focus of this study is the benefit distribution to community though historic building revitalization. Public began to pay attention to historic building conservation and management since Venice Chapter was agreed on by the representatives of participated nations in 1964. Recent researches introduced much about physical parts (preservation and maintenance technology), financial parts (conservation budget and assessment methodology), significance of culture and history. Nevertheless, few of them discuss about the inner-connection between each parts, especially the community and individual benefit and their support for conservation work. The major contribution of this study is that to select the latest case (SCAD project) to investigate performance of PPP model in Hong Kong because that either SCAD project or PPP model is pioneer in Hong Kong, and obtains its limitation though utilizing SWOT model to analyze its strength, weakness, opportunity, threats. Other key results from this research provide suitable improvement in comparison with other models of highly-developed cities, for instance, Singapore, Tai Wan, Tokyo, Kyoto, and Shanghai.|
