Abstract: Background: China's commercial property has changed dramatically with a result of the economic growth and policy changes. In the recent years, Urban Complex has made considerable progress in the numerous successful cases of China. However, the overall level is still low due to the successful minority. The failures of Urban Complex will bring huge irreparable damages to its enormous investment. Wanda Group has fuelled the transformation, since it has great effectiveness by Urban Complex, especially the one-stop shopping mall. Since Urban Complex has functional converged to shopping mall, it can make sense to study the example of Wanda Plaza, learning its experience and operation mode. The Objectives: Since the functions of Urban Complex are converging to retail, shopping mall is the most important part for driving developments. Hence, it makes sense to distinguish a list of critical successful factors of shopping mall for helping Urban Complex to enhance competitiveness. Thus it will inform and inspire the Urban Complex in the increasingly fierce competition and rapid change. Besides, the developers and operators can realize its value and create business strategy. Under the cooperation of related personnel, commercial property can run fast and efficiently. Research Methodology: There are five chapters in the paper. For chapter one, it summaries the macro background of China and current situation of Urban Complex development, which possesses opportunities and challenges. For chapter two, it reviews characteristics of Urban Complex, which is analyzed by the case study of Wanda Plaza. The following is literature review about relationships between consumer behavior and 26 factors influent customer satisfaction. For chapter three, it describes related situations about an investigation which is conducted through questionnaire. For chapter four, it extracts critical factors affect consumers choice and analyzes demographic characteristics of different consumer delamination by the use of ranking analysis, factor analysis, and correspond analysis in SPSS18.0. The last chapter concludes the findings and implication. Research Gap: There are many researches on critical factors of shopping mall, while it is rarely to do the similar study for shopping mall in Urban Complex. Most researches of Urban Complex keep on the describable level of its successful mode. To be an import part, the paper identifies how the characteristics of Urban Complex provide advantages for shopping mall to attract consumers.
