dcterms.abstract | Under the background of high-speed development of China's economy in recent decade, the booming development of tourism industry and real estate industry brings prosperity to tourism real estate. It is found from researches on foreign tourism real estate development situation that the tourism real estate of China is quite different with foreign relevant industries due to divergence in national system and land laws, and its local characteristics are significant. With researches on domestic literatures, the paper indicates that most of researches are only limited to definition of concepts and classification of forms, and they do not research tourism real estate from the aspect of tourism real estate development enterprise. Based on the summary and analysis on tourism real estate of China, the paper defines tourism real estate from the view of tourism real estate development. On this basis, the research pays more attention to real estate development mode. In accordance with the situation of the domestic industrial projects, the research summarizes "Basic forms for development mode of Tourism Real Estate in China", "Classifications for Development Mode of Tourism Real Estate in China", "Regional Development Mode of Tourism Real Estate". "Analysis and research based on actual projects in the view of developer" is the unique feature of the research. There are many tourism real estate development projects in China, but the professional tourism real estate developers are just a few. Overseas Chinese Town (OCT) Group is the leading enterprise in the tourism real estate of China and occupies a majority of market share. The research takes OCT Group as a major research object, summarizes type, development mode, reference factors and problems to be avoided of each project by analyzing three typical tourism real estate projects of OCT Group, Shenzhen OCT Headquarter, OCT EAST and OCTBAY, and discusses replicability of project. Finally, with induction of development modes of three projects, the research summarizes the basic development mode of OCT - "making location selection and deciding content of development in early phase, performing tourism development to enhance land value and attract people in medium phase, and returning capital from sale of real estate in final phase". The paper comprehensively analyzes the successful factors of tourism real estate development mode of OCT and finds out the internal causes and external causes of these factors, which provide valuable suggestions to China's tourism real estate developers. | en_US |
