dcterms.abstract | With the improvement of people's living standard and the increasing length of holidays, leisure and vacation have become another trend of consumption for Chinese residents, subsequent to the consumption of housing and automobiles. Along with the trend there is an emerged and boomed special type of vacationing hotel service that is prevalent in the western world --- time-sharing at the end of 1990s.Yet in the course of its development time-share encountered many obstacles and evolved into property hotel --- a kind of time-sharing vacation service with Chinese features which exists in China's unique social and economic background. Just like when it came into existence in western countries, time-sharing service in China bears some defects. Thus it becomes urgent and practical to conduct a study on property hotels. In this essay, the research attempts to deal with the following problems: first, the study examines status quo of property hotels in China mainland and western countries; Second, the way how of property hotels can be developed better in China; Seven questions were put forward concerning timeshares through field studies in Shanghai and Hangzhou, two Chinese cities that are relatively more advanced in economy and tourism. In-depth interviews were conducted respectively with ten people who were related with timesharing and property hotels, including scholars, experts, developers and consumers. On the basis of the interviews, the author points out the absence of laws and regulations indispensable to the development of timeshares and property hotels. Then the author brings forward a new approach to investing on timeshares and property hotels by combining timesharing and property hotels with REITs. Finally the author offers some constructive advice to developers and investors of property hotels. | en_US |
