Abstract: In recently years, it is always focusing on the question of 'residential supply system' taking the place of the question of 'overheated property price', putting the real estate into the system of economic structure of adjustment. And property price surfaces have been played an important role in the area of researching real estate. So it is important to research the spatial-temporal characteristic of property prices in order to make a distribution to the development of economic and real estate industry.GIS has four interactive components: an input subsystem for converting into digital form (digitizing) maps and other spatial data; a storage and retrieval subsystem; an analysis subsystem; and an output subsystem for producing maps, tables, and answers to geographic queries. Under the above background, this article discusses the dynamic mechanism of property prices in Tianjin with GIS technology to quantitative analysis the spatial-temporal characteristic in order to complete the GIS application technology that researched in property prices and to make contribution to the benign development of Real Estate market in Tianjin. This research mainly does some works as following:Geocoding - In the process of data collection, we identify geographic coordinates of samples by invoking BaiDu Map API by C# software. Visualization- Spatial data visualization, event space and space state is represented by map. Modelling- Analysis and forecast relationship spatial and attribute data by establishing of spatial interaction model, point pattern and so on. Quantification- through the Arcgis spatial analyse function, this rearch evaluate the impact factors to precise relationship between the distance and property price.
