dcterms.abstract1.Background Since November 1999, Hong Kong Government Special Administration Region launched the Guidance Note of Indoor Air Quality in Office Building. It is the responsibility of a Facility Manager to ensure all the in-house systems can be in effective operation and obtain the necessary commitment toward maintaining a healthy and comfortable indoor environment. For a building services engineer in private sectors, I intended to echo with Government, to carry out a research regarding IAQ as well as fresh air quality management issues in existing high rise office buildings. In the mean time, the management of this Tower has for some time received complaints from tenants about unacceptable odors. An investigation for fresh/indoor air quality was conducted. 2.The Study The objectives of the study are to find out all the existing and potential odor sources,their associated propagation paths, and the mitigation measures for the problems. It also covers protocols for handling odor complaints, conducting investigations and managing fresh air system in high rise building. Recommendations are made for improving the current situation, and prevention of potential problems in the future. 3.Summary of Complaints According to the record provided by the management of the building, the complaints of odor from 6 September 1999 to 24 August 2000 are summarized as follows: Odor Category No Of Complaints (%): Sewage 78(43%); Smoking 30(16%); Renovation 25 (14%); Burning 4 (2%); Grease Tank 1 (1%); Rubbish 1 (1%); Unclassified 44 (24%); Total: 183 (100%) 4.Summary of odor sources Major odor sources inside the building include the grease tanks on 1/F, 43/F and 44/F, the garbage room on 2B/F, kitchen exhaust from other buildings, the salt water tank room on 7/F, the drainage system, and from tobacco smoking. The major propagation routes are through the floor and wall openings, ceiling voids, pipe ducts and lift shafts. 5.Summary of the measurement and surveys Air sampling for volatile organic compounds, bacteria and fungi were carried out in key areas. It was found that the levels complied wit recommended standards and were within an acceptable range. Nevertheless, high profile of measurement could not sort out the odour problems in this case. An effective way is mainly relied on "inch by inch" search. Inspections were done on the fresh air supply system and the drainage system with problems identified. There were also investigations for specific floors, i.e. 18/F and 35/F. 6. Summary of mitigation measures. The mitigation measures for the odour sources are discussed in chapter 5. Source control, path control and dilution are 3 basic approaches for mitigation, with source control being the most effective. A summary of the effectiveness of the mitigation measures applied during the investigation is included at the end of chapter 5. A summary of recommended mitigation for all the existing and potential odour sources is given in Appendix 4. 7.Summary of recommendation Protocols for handling odour complaints and managing fresh air system are recommended and given in chapter 6. We also include recommendations for managing renovation activities, identification of airflow pattern, and replacement of the fresh air supply and the drainage system.en_US
