Abstract: The university is a place for teaching and learning. The nature is not similar to a hotel in that it is for making a profit. The expectation of the end-user in equipment performance is not so high. Nevertheless, most of the university owns a large number of buildings and encompasses a large gross floor area. The appropriate maintenance strategy is to achieve the objective of decreasing the equipment down time. The operation and maintenance team of any academy plays a major role for the aspects having the responsibility for maintaining the best performance of the equipment of an academy in order to achieve the best environment for study. In this study, the record and information on maintenance data from the computerized maintenance management system (CMMS) is collected for analyzing the performance of the maintenance. An esteemed local university was agreed to be the study target of this dissertation. The main objective of this study is to analyze the maintenance situation, maintenance performance and maintenance work force. In this study, the Corrective Maintenance and Emergency Maintenance cases will be focused to discuss. Moreover, the comparison with hotel maintenance data is also discuss in this study. This kind of comparison is not available from any previous literature or study. This result could be the reference for the further investigation.
